
A Long-Vacant Old Town Fort Collins Lot Is Finally Being Developed
What’s Being Built in Old Town Fort Collins Near 300 East Mountain Ave?
The next time you drive around Old Town in Fort Collins, you’ll notice that there’s construction going on in a long vacant lot.
Located at 300 East Mountain Ave., the original Lyric building site will get a bit of a facelift.
A decade ago the Lyric movie theater moved locations and in September 2024, the original building was demolished.
Now ground has officially broken on a new two-story mixed use commercial and office building.

Former Lyric Movie Theater Site Redevelopment Details
In a report from the Coloradan, the project was confirmed on January 22nd by Bohemian Property management director, Colin Vito.
Armory Music Venue Expansion Planned in Fort Collins
This new building will expand operations of the neighboring Armory music venue.
Also, the first and second floors will include commercial spaces for future tenants. However, none have been announced just yet.
Who Owns the Property at 300 East Mountain Ave?
The property is currently owned by Mountain 300 LLC, which is tied to philanthropist Pat Stryker.

Size and Square Footage of the New Old Town Fort Collins Building
This new building will measure at 10,956 square feet and have a 3,480 square foot unfinished basement.
Basement Connection Between the New Building and the Armory
The basement will be connected to the Armory, and there will be multiple interior connections.
There is no word on when this building will open or when construction will be completed, but we will keep you updated as more information comes out regarding this project.
